How the Funding Clock works out your timeline
Most of the time between applying and being funded isn't spent on a lender thinking. It's spent waiting — for a bank statement, a payout letter from an existing lender, a valuation, a signature. The Funding Clock looks at the answers that most often decide how long that waiting takes, and turns them into a plain estimate.
It starts with two big drivers: security and size. Smaller unsecured amounts for a business with a decent trading history can move very quickly, because they are assessed mostly on bank statements. Property-secured loans can fund larger amounts and also move quickly — $20k to $250k is possible on the same day — but as the amount climbs, a lender is more likely to want a full valuation, and that adds time. Above $1m, allow for a fuller look at the property and the plan to repay.
Then come the accelerators and brakes. Every document you already have counts in your favour. A short trading history pushes unsecured options out of reach and shifts the focus to property. Defaults, a tax debt or a past insolvency don't rule you out — they're looked at case by case — but they usually mean extra questions, so the clock allows for that honestly.

Getting the most accurate answer when you apply
The tool can only be as good as what goes into it, and the same is true of a real application. When you start your application, give the true amount, the real purpose and the actual state of your credit. A finance specialist would much rather hear about an old default on the first call than find it on day two — that's what turns a 24-hour file into a week-long one.

Is the Funding Clock an approval or an offer?
No. It's a planning tool that estimates a realistic timeline based on the answers you give. It doesn't check your credit, doesn't assess your application and isn't an offer of finance. A real person confirms what's possible once you apply.
Why does having property security change the timeline so much?
Property-secured lending is assessed mostly on the property and your equity, so a lender can move quickly once the title, valuation and existing loan details are clear. Unsecured lending leans on trading history and bank statements, which is quick for smaller amounts but has a lower ceiling.
What is the most common thing that slows funding down?
Missing or incomplete documents. A bank statement period that doesn't cover enough months, an ID that doesn't match the name on the title, or a missing payout figure from an existing lender can each add a day. Having everything ready before you apply is the simplest way to save time.
Does a bad credit history mean it can't be done quickly?
Not necessarily. Past credit issues are considered case by case, and property-secured private lending often focuses on the security and the exit plan more than the credit file. It usually means a few more questions, so allowing extra time is sensible.
